BMS Upgrade & Retrofit in the UAE

Confido delivers BMS upgrade and retrofit engineering for buildings with aging, limited or fragmented control systems across the UAE.

Our work can include existing-system assessment, controller replacement, supervisory migration, network modernization, integration of compatible existing field infrastructure and recommissioning.

Existing system assessment

Understanding the installed system before defining its next stage.

A retrofit begins with the current architecture, available records and operational constraints. The assessment provides the technical basis for a project-specific modernization strategy within the wider scope of BMS & Building Automation.

  1. 01

    Control platforms

Controller and supervisory platforms are reviewed together with their accessible software, configuration and backup status.

  2. 02

    Networks & protocols

Network topology, communication protocols, interfaces and available infrastructure are documented within the assessment scope.

  3. 03

    Field layer

Field devices, I/O, wiring and panel conditions are considered in relation to compatibility, serviceability and the proposed design.

  4. 04

    Available records

Drawings, point information, control narratives, software and backups are reviewed where they are available.

  5. 05

    Operating context

Operational pain points and operator requirements are examined alongside the way the existing building is currently controlled.

  6. 06

    Upgrade constraints

Access, system dependencies, compatibility limits and commissioning requirements inform the feasible modernization approach.

Upgrade strategy

Modernization planned around project-specific constraints.

The appropriate strategy depends on the installed equipment, compatibility, building operation, access and project requirements. It may combine selective replacement and phased migration rather than treating every legacy component in the same way.

  • Phased replacement
  • Selective controller replacement
  • Supervisory upgrade
  • Network modernization
  • Interface replacement
  • Staged commissioning
  • Legacy and new system coexistence where technically appropriate

Controller replacement

Control functions redeveloped for the updated architecture.

Legacy controllers are assessed against the required points, sequences, interfaces and field infrastructure. Replacement controllers are selected according to project requirements, with compatibility and panel changes reviewed before testing and recommissioning.

  • Legacy controller assessment
  • Controller selection based on project requirements
  • I/O mapping
  • Sequence redevelopment
  • Field-device compatibility review
  • Panel modifications where required
  • Point testing
  • Recommissioning

Supervisory migration

Rebuilding the operational layer with context.

Migration considers both the available system data and the way operators use the building. Existing graphics, alarms, schedules, trends, access arrangements and point databases are reviewed before the renewed supervisory environment is developed.

Existing system review

Graphics, navigation, point databases and available supervisory records establish the starting condition.

Operational configuration

Alarms, schedules, trends and user access are reviewed against the agreed migration scope.

Platform migration

Point structures and required supervisory functions are transferred or redeveloped for the selected platform.

Renewed operator experience

Graphics and navigation may be renewed where appropriate to the operating requirements and available system information.

Network modernization

Interfaces structured around the installed equipment.

Network modernization may address physical infrastructure, communications topology, protocol interfaces, gateways and segmentation. Protocol selection depends on the installed equipment, compatibility and project requirements.

  • BACnet/IP
  • BACnet MS/TP
  • Modbus TCP
  • Modbus RTU
  • Ethernet infrastructure where applicable
  • Protocol gateways where technically required
  • Segmentation & topology improvement

Field infrastructure reuse

Retention only where the existing infrastructure remains suitable.

Existing field infrastructure may be retained where it is technically viable, compatible, serviceable and appropriate to the updated design. Reuse is determined through assessment; it is not assumed for every device, panel, interface or installation.

  • 01Sensors
  • 02Actuators
  • 03Valves
  • 04Dampers
  • 05Field wiring
  • 06Control panels
  • 07Selected interfaces

Recommissioning

Verification across the updated control path.

Recommissioning checks the renewed relationship between field points, controller logic, network interfaces and supervisory operation. Testing and handover documentation are aligned with the approved project scope.

  1. 01Point-to-point checks
  2. 02Sensor verification
  3. 03Actuator verification
  4. 04Control-sequence testing
  5. 05Alarm testing
  6. 06Trend verification
  7. 07Integration testing
  8. 08Operator checks
  9. 09Handover documentation where in scope

Lifecycle & maintainability

Modernization shaped for a clearer technical baseline.

Upgrade objectives may include a more maintainable architecture, improved operator visibility, structured records and a clearer path for future integration. The achievable outcome depends on the installed system and approved modernization scope.

  • Improved maintainability
  • Clearer system architecture
  • Better operator visibility
  • Supported control hardware and software where applicable
  • More structured backups and documentation
  • Easier future integration
